In very shrewd bidding, MCL Land (Brighton) Limited won the tenders for both the adjoining EC plots of land that make up Sol Acres, both by very slim margins over its nearest competitors.
It offered $375.05 per square foot per plot ratio (psf ppr) for Parcel A, and $338.94 psf ppr for Parcel B. This works out to a tender price of $232.5 million, and $210.1 million respectively.
For Parcel A, the premium MCL Land paid over the 2nd highest bid (by JBE Holdings at $373.26 psf ppr) was 0.48 per cent; for B, the premium over the 2nd highest bid (by a JV of Verwood Holdings & TID Residential at $333.14 psf ppr) was 1.74 per cent.
Such close bids would mean that the land was bought at a reasonable cost to its value.
The average price of the combined site works out to approximately $357 per square foot per plot ratio (psf ppr). Assuming construction, overheads & financing costs of around $400 PSF, breakeven could be about $760 PSF.
That could mean an average selling price of around $800 to $850 PSF. With the general trend of smaller units commanding a higher PSF cost, that could translate to around $860 PSF for small units, to around $810 PSF for large units.
